The site has unparallelled frontage on I-35 in San Marcos, which is in the I-35 corridor between Austin and San Antonio in one of the fastest growing areas in Texas with the moniker of the “Innovation Corridor”. The site benefits from $6 million of infrastructure by the master developer and a new entry to the park built by the Texas Department of Transportation.

The Park will consist of 663,460 square feet of buildings. Building A will accommodate single or multi-tenant uses totaling 204,460 square feet with I-35 frontage. Building B is a free-standing 84,000- square-foot facility with heavy parking available. Building C is a 375,000-square foot building allowing for single or multi-tenant divisibility. Full entitlements have been achieved as of September 2024 with a potential delivery of buildings in the third quarter of 2025.
